Which roof is right for your building?

Every commercial roof is a trade-off between upfront cost, energy performance, chemical exposure, foot-traffic load, and expected service life. Here's an honest read on the five systems we install, and where each one earns its keep.

System 01 / 05 — TPO

Thermoplastic Polyolefin (TPO)

A single-ply, heat-welded white membrane that has become the go-to for new commercial roofs. Highly reflective, energy efficient, and competitively priced — TPO dominates today's flat-roof market for retail, warehouse, and office buildings.

System 02 / 05 — EPDM

Ethylene Propylene Diene Monomer (EPDM)

The proven rubber roof — black or white synthetic-rubber membrane that's been protecting flat commercial roofs since the 1960s. Excellent cold-weather flexibility makes it a Minnesota workhorse, especially for re-roofs and warehouses.

System 03 / 05 — Modified Bitumen

Modified Bitumen (Mod-Bit)

Asphalt-based, multi-ply built-up roof using polymer-modified asphalt sheets — SBS for cold-weather flexibility or APP for high-heat hardness. Tough, redundant, and forgiving of foot traffic, making it ideal for roofs with heavy equipment.

Roofs with heavy mechanical traffic, restaurants, additions over existing built-up roofs.

System 04 / 05 — PVC

Polyvinyl Chloride (PVC)

A premium single-ply membrane with heat-welded seams and best-in-class chemical resistance. PVC is the right call for restaurants, food processing, and any roof exposed to grease, oils, or chemical exhaust that would eat through TPO or EPDM.

System 05 / 05 — Metal

Standing Seam & Structural Metal

For pitched commercial roofs, standing seam metal delivers the longest service life on the market. Continuous panels with concealed-clip fastening — no exposed screws to back out — built from Galvalume or aluminum with Kynar 500 finishes.

Re-roof & tear-off

Full mechanical tear-offs, recover-board installs over existing membranes, and re-cover systems where structural conditions allow.

Insulation & tapered systems

Tapered ISO insulation packages engineered to your drains, plus full R-value upgrades to current MN energy code.

Repairs & leak response

Membrane repairs, seam re-welds, drain replacements, and emergency leak response with documented before/after photos.

Preventive maintenance

Scheduled inspections, drain clean-outs, flashing checks, and annual condition reports to extend warranty life.
